The Vibe

Confession - I’m very fond of Maylands. Once renowned for its dubious pubs (mostly gone), the WA Police Academy down by the Swan River (now in Joondalup), the Peninsula Golf Course (still there) and an assortment of antique and bric a brac shops down on Whatley Cres near the train station (disappearing), local developers, investors and the City of Bayswater took a good hard look at Maylands a couple of years ago, realised it had the potential to be the next “hot” near city suburb, and began to invest. The result? The retail and commercial areas around 8th Avenue and Whatley Crescent began to take off and commenced what is fast becoming a Maylands renaissance.

Whilst Maylands doesn’t yet have the same number of bars and restaurants as Highgate and Mt Lawley, it now has a thriving daytime café scene, some very funky retail outlets, a substantial and popular new Community Centre – The Rise - and a growing sense of community pride and optimism. That said, it has a more grunge and ‘tude than its suburban neighbours - there’s still the gun shop on 8th Avenue, a number of small, overfilled discount stores, a more diverse and transient population due to the amount of higher density housing, and an interesting assortment of train station patrons that will most likely continue to keep the suburb from becoming too gentrified – just the way I think the locals like it.

Who lives there?

Only 6km from the Perth GPO on the northern bank of the Swan River, Maylands has always been a popular suburb for investors and renters (52% of all dwellings are rented) and over the last few years, as amenities have improved, it’s begun to attract more first homebuyers and young professionals looking for affordable(ish) near city accommodation with good transport networks (bus & train) and lifestyle options (cafes, golf course, river).

The average household size in Maylands is 1.8 and the median age of residents is 34 (as against 37 for all of WA). The median house price at 30 June 2012 was $545,000 (as opposed to $900,000 and $725,000 for neighbouring suburbs Mt Lawley and Inglewood respectively) and the median weekly household income in 2011 was $1220pw. Reflecting the increasing diversity of our State’s cultural mix, just less than 65% of Maylands residents speak English as their first language. Geographically, Maylands is bordered by Mt Lawley, Bayswater and Inglewood – extending North West from the river across Guildford Road and the Midland railway line towards Inglewood and Beaufort Street and then North East along Guildford Road towards Bayswater.

The Lifestyle…

Whilst better affordability combined with proximity to the city, river and transport have always been Maylands draw cards, the investment and development that’s occurred in the suburb in recent years has helped to subtly change the mix of residents and buyers attracted to the area as the quality and quantity of accommodation and amenities has improved. In terms of amenities, Maylands has a yacht club, golf course, train station, large community centre housing the local library and sports facilities, shopping centre, numerous café’s and boutique retail outlets and a fledgling small bar and restaurant culture. A shared bicycle/pedestrian path allows you to follow the shoreline of the Swan River all the way into Perth, stopping at various riverside parks along the way. Primary Schools include the Maylands Peninsula Primary School (public) and Kids Open Learning School (private). For Public Secondary Schools, students attend either Mt Lawley Senior High School or John Forrest Senior High School in Morley depending upon which zone they fall into. Perth College in Mt Lawley, Chisholm College in Bedford , Trinity and Mercedes Colleges in Perth or Guildford Grammar in Guildford are the closest Private Secondary Schools and all easily accessible via public transport.

If you’re looking to buy property in Maylands…

Accommodation options in Maylands are highly varied – ranging from graceful character homes perched high on Kirkham Hill with sweeping river and city views through to modest one bedroom units in multi dwelling complexes (older and new). Townhouses, villas and apartments are the most common and popular properties throughout the suburb as older homes on large blocks made way for mulit-dwelling developments over the years - over 73% of all properties in Maylands are on multi-dwelling sites. New land releases a few years back towards the end of Peninsula & Tranby Roads around the inland lakes resulted in an increase in luxury family homes on smaller size blocks in this part of the suburb, but stand alone homes on full blocks are now hard to come by.

If, like the majority of Maylands purchasers, you’re looking to purchase a unit, villa, townhouse or apartment you should be mindful of strata fees, amenities (complexes with lifts and pools typically translate to higher fees), strata rules, whether any courtyard is part of your lot or common property (with older stratas it may be the latter) and the strata management company and level of owner involvement (check the minutes of the last AGM to inform yourself of current issues and to get an idea of who turns up to the meetings). Those concerned with ownership of the properties within the strata, such as State Housing, can request this information from their agent also.
